The Boyer One Utah Center is a commercial high-rise located in the heart of downtown Salt Lake City that spans 24 stories, with a second-floor space that required tenant improvements on two suites and a lounge. Building in an Occupied Space

The Northway Utah team performed all tenant improvement services while maintaining a functional, uninterrupted work environment for existing tenants. The key challenge was executing construction within an occupied, multi-tenant building in a busy downtown area. Each step required strict measures for safety and minimized disruption.

With a bank operating below and offices above, Northway Construction Utah maintained dust and noise control with carefully coordinated scheduling and safety measures. The Mountain Division team implemented full floor protection, plastic barriers, and wall coverings to contain dust within the work area. Through consistent communication and strong collaboration with subcontractors, the construction team scheduled all loud-noise operations outside of tenant business hours whenever possible. With additional coordination, the Northway Construction team ensured the Boyer One Utah Center’s occupants and general public could navigate surrounding spaces efficiently and safely.

These measures allowed for the tenant improvement work to proceed from beginning to end with minimal disruption to daily tenant operations.

The architect-designed lounge formed a standout feature of the Boyer One Utah Center’s second floor, highlighted by floating acoustical cloud panels. These required precise coordination with the electrical and HVAC systems. With careful planning and execution, Northway Construction Utah ensured these systems didn’t interfere with the clouds’ placement, airflow, or lighting performance, preserving the intended architectural design.

Northway Construction Mountain Division enhanced the space further through high-end finishes, including upgraded lighting, premium appliances, and custom detailed finish carpentry. The result was a refined and cohesive tenant amenity area.
